Overnight sites:
- $105.00 deposit for 2 nights or more.
- 1 night stay - Balance due in full
-Reservations CANNOT be held without payment.
Holidays (3 night minimum):
- 3 night deposit required at the time of reservation
Long term sites / Boat slips:
- Your site/slip is reserved with a NON-REFUNDABLE $250.00 deposit on Visa, Master Card or Discover
Extended Overnight Stays:
11-20 days - 3 night Non-refundable deposit
20+ days- 7 Night Non-refundable deposit
There is a $3.50 service fee added to each individual reservation.
Credit card charges are subject to a 3% processing fee.
Overnight sites:
- Same day reservations: No refunds
- 7 days or more in advance: $25.00 per site
- 6 days or less: Deposit not refunded
- Dates may not be changed within a week of arrival
Holidays:
- 61 days or more in advance: 2 night refund
- 60 days or less: Deposit non-refundable
Leaving early? Please give us 48 hours notice prior to the desired departure date to be refunded for the cancelled nights.

Long term reservations are made 2 weeks prior to arrival.-Reservations are held with a non-refundable $250.00 deposit that goes toward your first month stay.
-Remaining first month balance is due at the time of arrival.
-Payment of first 2 months are non-refundable.
-This may not be your permanent address. You must have a verifiable permanent address else ware. Permanent address may not be a P.O. Box.

Pets
All animals must be:
- Kept inside RV or boat unless owner is outside with it
- Walked on the paved surface directly to and from the doggie area
- Leashed on patio (6' or less), never tied to trees, posts, etc, & never penned or staked
- QUIET! (no barking, yapping out of windows at passers by)
- Kept from fouling site or digging holes
- Wearing current rabies tag
- Kept out of all buildings, pools areas and decks, porches or beaches and only walked on the black top road.
- MAXIMUM 2 PETS (NO PITBULLS, CHOWS, ROTTWEILERS, DOBERMANS OR EXOTIC PETS).
Flooding / Inclement Weather:
Due to close proximity to the Bush River, our park is subject to flooding. Reasons for flooding can include, but are not limited to: coastal flooding, strong southerly winds, high tides, and severe storms. We do our best to stay aware of potential weather that may effect our park, however we cannot control mother nature
.We reserve the right to refuse service to anyone and will not be responsible for accidents or injury to our guests or for loss of money, jewelry, or valuables or any kind.

Frequently Asked Questions:
1. Are your sites full hookup?
- Yes, all our sites are full hook up! They have electric, water, and sewer.
2. What is the body of water surrounding the park?
- We are a peninsula on the Bush River which is a tributary of the northern portion of the Chesapeake Bay.
3. What if I need to cancel my reservation?
- Our cancellation policy is if you need to cancel your reservation more than 7 days prior to arrival, it is a $25 fee (lock fees refunded).
- If you cancel your reservation within the week of arrival, it is a one-night fee (including lock fee)

4. What if I need to change my reservation?
- If you need to change your dates, you can change it once per reservation. Reservation changes must be made more than 7 days prior to arrival and cannot be made within the week of arrival.
5. What time is check in and check out?
- Check in is 2PM (4PM on Sundays and holidays)
- Check out is 12PM (4PM on Sundays and holidays).
6. Can we request a specific site?
- We have our favorite sites and I’m sure you do too! When booking a reservation, you are guaranteed your selected site type, but there is a $25 lock fee per reservation for choosing a specific site.
7. Can we have guests?
- Yes! Guests (5 years+) are $5 per day per person/day. Max of 8 guests per reservation.
8. Are campfires allowed?
- Yes! Campfires are allowed in our overnight sites. We have wood bundles for sale in our store. Please no outside firewood. Long-term customers are welcome to use our community fire rings throughout the park!
